Is there a start-up fee?
No, we do not require a start up fee.
Is there a per loan fee?
Yes, the originator will be charged $295.00 per loan on conduit 1st loans.
Is my branch required to have a reserve?
Yes, we require a reserve of $5,000.00 per loan originator, which you typically
have 4 months from start date to accumulate.
How often is payroll and will I be issued a W-2 or 1099?
You will be a W-2 employee of American Home Bank & paid on a
Bi-Weekly basis. Commissions are paid on 2nd pay of the month to loan
originators based on the prior months closed loans.
Do you offer health benefits?
Yes, medical, dental and vision will be provided, on the first of the month
following 30 days of employment. The rates will be provided upon request.
Do you have a 401k program?
Yes, the 401k program will be provided, on the first of the month
following 3 months of employment, with the full employee contributions
allowable. The branch manager will be responsible for matching and contributing
3%.
Do I have to have commercial office space?
Yes, an executive space is acceptable for smaller branch operations.
It’s important that our offices be clearly identified to the public and be
staffed and equipped to deal with clients in a business like manner.
Who leases the office space?
The lease can be in your name. You will then assign the lease to
American Home Bank. Rent will be your responsibility however for convenience
American Home Bank, NA will charge rent expense monthly to your profit and loss
account.
Do I pay for expenses associated with licensing of my branch in
my state or any other states?
No, due to our federal charter granted by the Office of the
Comptroller Currency (OCC) our national bank status supersedes any state
licensing requirements. Be aware, you will be required to pay a $300.00 FHA/VA
branch set-up fee & annually branch renewal fee if your branch is doing FHA
and VA loans.
How long does it take to get approved, set-up, and submit my
loans?
Upon completion of the branch application employment package and other
requested documentation, we will perform a standard criminal background and
credit check, which takes approximately 5-7 days. Upon satisfactory review, we
require branch staff to complete 2 full days of in-house training. Once you
have completed the training, are set up in an approved office space which
includes assignment of lease, computers, system connectivity & compliance
signage, you can start originating loans.
Can I hire my own staff?
Certainly, American Home Bank provides H.R. services to assist you in
your hiring, screening & employment process. All candidates for employment
will be required to meet AHB hiring standards which includes criminal
background and credit checks on all new employees. For your convenience all
candidates for employment will be processed centrally through the corporate
headquarters.
What Operations system does American Home Bank utilize?
We use Encompass Bankers edition, which covers origination,
processing, conveyance, underwriting and closing.
What if I own my own front-end system? Is this acceptable?
You must use our Encompass system.
Is there a charge for using Encompass?
There is a one-time fee of $318 per user and $60 per year, per user
going forward.
Do you use a pricing engine?
Yes, we use Optimal Blue, it is an advanced mortgage automation system
delivering superior product and pricing capabilities coupled with
comprehensive, accurate content, enabling users to source, manage, price and
lock loans in real time.
How do I lock my loans?
You pick the product and pricing, and Lock the loan in Optimal Blue.
What products and programs will I be able to offer?
American Home Bank has premier correspondent relationships including Freddie,
Fannie, Wells Fargo, Chase Manhattan, Morgan Stanley, CitiBank, Countrywide,
GMAC and SunTrust.
Are your correspondent loans underwritten in-house?
Yes, we underwrite and close everything in our name.
Do you have construction to permanent loans?
American Home Bank has in-house expertise with construction to permanent
lending that will help you grow your customer portfolio.
Can I do commercial loans?
You can refer them to our retail bank. However, we ask our originators to focus
solely on residential financing.
Do I have to disclose Yield Spread Premiums (YSP)?
No. You are not a broker. You are an employee of American Home Bank’ and all
loans will close in AHB’s name.
Can I choose the appraiser that I use?
Yes, they must go through our initial approval process and once approved, you
can use them.
Who orders the appraisal?
You can order the appraisal, or if you choose to process your loans at AHB, the
processor can order it for you. It is up to you.
Can I process loans at my branch?
Yes, you can process loans at your branch or utilize our internal processing
department. We suggest during training, when you meet with our internal
processing staff you can get an idea what is best for you and your business.
Can I underwrite my loans at my branch?
You can run LP or DU, but your files must be sent in to our corporate
headquarters to be underwritten.
Is there an Underwriting fee?
No, we do not charge an underwriting fee. However, we do charge the borrower a
$450.00 lender administrative fee that covers our underwriting.
What is your operation flow for a loan submission?
If you process loans out of your branch, your files will be overnighted and go
directly into underwriting, which has a 3 day turnaround time for conventional
loans and 5 day for government. Once your file is approved with conditions, it
goes into our conveyance department which has the ability to clear some
conditions. You will work with assigned conveyance personnel to clear
conditions until the file is cleared to close.
If you choose to have our in-house processors process your files, the files
will be overnighted to the dedicated processor for your branch which will then
hand them to our underwriting department to follow the same path as above.
How do I ensure compliance?
By selecting cutting edge technology such as Encompass & ComplianceEase, we
have streamlined the application process and created documentation groups by
state, by product and by investor to ensure application disclosure
requirements. Additionally, Compliance Ease sits as an umbrella program to
monitor compliance with state & federal laws and regulations. Each loan
application is run through Compliance Ease at application, upon material change
of loan details and prior to closing to ensure compliance.
Do you have an in-house compliance department?
Our in-house compliance team is top-notch and reviews all practices and
procedures. Marketing materials are reviewed by our compliance team to ensure
complete compliance with OCC regulations and standards. Compliance
professionals are available and accessible as needed to clarify any issues or
to respond to your questions or concerns.
Do I have access to your marketing department?
Yes, you will have access to a member of our marketing staff along with access to a dedicated website to request marketing materials that are tailored to you and your team.
Where do I get business cards?
You will order them from our marketing staff; they usually take 3-5 days to be ready for you.
Do I have access to your technology department?
Yes, you will have access to get any hardware you may need along with a dedicated help desk associate.
Do I have access to your human resource department?
Yes, they will work with you on hiring needs along with drawing up contracts for your staff.
How are expenses paid?
You will submit your expenses, and they will be paid by American Home Bank or you can pay your expenses and submit a receipt to get reimbursed from us.
What Expenses will be charged against the Branch account?
You and your branch will be responsible for all expenses running
your own business. This will include:
